Aldar's gated community on the Yas Canal, with its own bridge onto Yas Island: 292 standalone villas, and only 45 of them on the water. It is the rare thing on Yas — a large-format villa with privacy, a few minutes from the island's attractions. Sales open this weekend — Aldar announced 26 September, and the current broker schedule has international priority access on Sunday the 27th and the public launch on Monday the 28th.

Because the registration fee is waived, the 5% booking payment is the whole of the day-one cash: AED 395,000 secures a four-bedroom villa. Half the price is spread over three years of construction and half falls at handover. The community has a clubhouse, pools, indoor and outdoor fitness, padel and sports courts, jogging and cycling tracks, parks, cafés, children's play areas, retail and a mosque.

How much is Yas Riva Reserve?
Four-bedroom inland villas start from AED 7.9m, five-bedrooms from 9.3m and six-bedrooms from 10.5m. The 45 waterfront villas start from 13.3m for a five-bedroom and 14.5m for a six-bedroom. Aldar's announcement on 18 September gave a starting price of AED 8.5m; the launch presentation and later press put four-bedroom villas from 7.9m.
What is the payment plan?
50/50. 5% on booking; 5% each in March 2027, August 2027, January 2028, June 2028 and November 2028; 10% in April 2029 and 10% in September 2029; and the remaining 50% on handover.
When is handover?
Handover is expected in the third quarter of 2030.
Do I pay the 2% ADM registration fee?
Not at launch. Aldar is waiving the 2% Abu Dhabi Municipality registration fee and covering five years of service charge. That makes the 5% booking payment the whole of the day-one cash — AED 395,000 on a 7.9m four-bedroom villa.
How many villas are there, and how many are on the water?
292 standalone villas: 247 inland (96 four-bedroom, 116 five-bedroom, 35 six-bedroom) and 45 on the waterway (17 five-bedroom, 28 six-bedroom), with the option of a private pontoon.
Where is Yas Riva Reserve?
On the Yas Canal, to the north-east of Yas Island, with its own bridge giving residents a direct route onto the island and its attractions. It is a gated community.
When do sales open?
