Launch radar · checked 12 September 2026

What is open, and what has already gone.

First releases are allocated before they reach a portal. This page tracks what is genuinely open, what is at registration stage and what has sold out across Abu Dhabi — dated, sourced, and checked rather than repeated. Where a developer has not published availability, it says so.

Abu Dhabi · 4 open for registration

Open right now.

Registration costs nothing and takes a day. On a release the size of Marsa Al Saadiyat it is the only move available before sales open — and the list closes before the public sees a price. Where a developer has not published current availability we say "on request" rather than guess.

Sei Saadiyat
Aldar · Saadiyat Cultural District
Sales opening
Sales open 16 September 2026. Phase one is 265 homes across two buildings, of 778 homes and six buildings in total.
Al Ghadeer Parks
Aldar · Al Ghadeer
Registration open
453 villas and townhouses, 55/45 payment plan, handover Q2 2031. Register-interest stage — no sales launch announced. Not to be confused with Al Ghadeer Gardens, which sold out in May.
Hudayriyat Island — next release
Modon · Hudayriyat Island
Registration open
A further Hudayriyat release is expected within days. Nothing on this island has stayed available: Golf Estates took over AED 13bn in days, the final Bashayer phase sold out in one day, Wadeem's 1,700 plots went in 72 hours and Nawayef Village went within hours. Registration ahead of the announcement is the only way in.
Marsa Al Saadiyat
Aldar · Saadiyat Island
Registration open
AED 100bn waterfront district unveiled 22 July 2026. First home sales guided to H2 2026; the first residential release, Talay, is still pre-launch. Registration is the only move available today.
Hudayriyat Golf Estates
Modon · Hudayriyat Island
Selling now
Launched 7 July 2026 — 1,700 homes, over AED 13bn. The live product on Hudayriyat; remaining stock on request.
Sobha City — River Cove Residences
Sobha · Abu Dhabi

One and two-bedroom waterfront apartments from AED 2.34m on the developer's own price list. Phase one completion Q4 2029.

The Beach House Fahid
Aldar · Fahid Island
Launched · on request
Studios to three-bedrooms across eleven towers, launched June 2025. Availability on request.
The Canopies at Yas Point
Aldar · Yas Island
Launched · on request
Launched 21 July 2026, 592 apartments across six mid-rise buildings. AED 1.5bn sold at launch; Aldar has said further Yas Point homes follow in H2 2026.
Yas Park Place
Aldar · Yas Island
Launched · on request
Phase one launched 16 April 2026 — four of six buildings released, 80% of released units sold for over AED 800m. Phase two not yet announced.
Already gone

This is the argument, not a footnote.

Every one of these was available to people who were on a list, and to almost nobody else. Manarat Living III went in twenty-four hours. Nawayef Village went in hours. If you are reading about a release on a portal, the decision has already been made without you.

Al Ghadeer Gardens
Aldar · Al Ghadeer
Sold out
437 townhouses and villas sold out for over AED 1bn in May 2026.
Manarat Living III
Aldar · Saadiyat Island
Sold out
400 homes, AED 940m — sold out within 24 hours. The final edition of the Manarat Living collection.
Nawayef Village
Modon · Hudayriyat Island
Sold out
The first townhouses on Hudayriyat — sold out within hours, AED 2bn.
Tara Park
Modon · Al Reem Island
Sold out
All 834 residences across six towers sold out, generating close to AED 2bn.

Inside
  • The supply asymmetry — Dubai sold 13× the off-plan apartments
  • Milestone payment plans, and what they do to your cash
  • Saadiyat vs the Palm — price per sq ft and net yield
  • Every live release, with the status a developer will confirm
  • Six sell-outs, and how long each one lasted
  • Two widely repeated claims that do not survive checking
Dubai

In Dubai the edge is not the launch.

Dubai off-plan launches are public within hours and priced accordingly. The deals worth having there are the motivated ones — an owner who needs out before handover, a payment plan someone can no longer carry, an assignment below the developer's own price.

Those never reach a portal, which is what this desk exists for. If you want Dubai, give us the brief rather than watching a launch calendar.

Next step

Registration is free, and it closes before the price does.

Tell us which of these you want to be on and we will put you on the list. If none of them suit, say what you are actually looking for and we will tell you honestly whether it exists.

Status is taken from developer announcements and credible press at the date shown and can change without notice; availability is always confirmed with the developer before anything is reserved. Nothing here is an offer, a solicitation or investment advice. Transactions complete through a RERA-licensed brokerage; DealDeed acts as an introducer only.
