What is the DLD transaction data benchmark and where does it come from?

The Dubai Land Department records every property sale in Dubai at the point of transfer. We use the average sold price per sqft from the last 12 months for your specific building and unit type — not asking prices from portals like Bayut or Property Finder. This data is publicly verifiable at dubailand.gov.ae. Your listing must be priced below this average to qualify for publication.

Will my title deed or Emirates ID be shown to buyers?

Absolutely not. Your documents are used only to confirm you are the registered owner of the property. They are encrypted using industry-standard security and only seen by DealDeed's verification team. The only thing shown publicly is the "Verified Owner" badge. Your documents are never shared with buyers, agents or any third parties.

What is a Deal Score and how is it calculated?

The Deal Score (1–10) measures how genuinely distressed your deal is. It factors in: price discount vs DLD average (35%), location demand (20%), seller urgency from reason for sale (20%), verification status (15%) and property condition (10%). My property is priced above DLD average — can I still list?

DealDeed only publishes listings where the asking price is genuinely below the DLD market average for that building. If your property doesn't qualify, we'll contact you with the exact DLD data and suggest what price would work. We cannot publish listings that aren't genuinely below market — this protects buyer trust in the platform for all sellers.

What is a Trakheesi permit and why do agents need one?

Trakheesi is RERA's mandatory advertising permit system for property listings in Dubai. Every property advertisement requires a valid permit under UAE law — this is a legal requirement, not a DealDeed rule. You can obtain permits through the RERA portal. Each listing requires its own individual permit number.

How do buyers contact me?

Basic listings: buyers submit an enquiry via the platform and we forward their contact details to you within 1 hour via WhatsApp and email. Verified listings: buyers can contact you directly via WhatsApp or platform form. Premium listings: your WhatsApp receives buyer enquiries directly with priority routing — buyers reach you the moment they submit. You control all communications — DealDeed does not mediate negotiations.

Can I renew my listing after it expires?

Yes. You will receive a WhatsApp and email reminder 7 days before expiry. You can renew at the same rate, upgrade your package, or update photos and pricing. If your listing hasn't received enquiries after 30 days, we recommend reviewing the price against DLD data to improve the Deal Score before renewing.

Is DealDeed a real estate broker?

No. DealDeed is a commercial information and advertising platform operated by Eastbridge Strategic Partners L.L.C-FZ (Meydan Free Zone, License 2540153.01). We do not represent buyers or sellers, do not earn commissions on transactions, and do not negotiate on behalf of any party. We charge only for advertising and information services.
